Housing demand remained strong in November driven by solid employment fundamentals, population growth due to steady migration, and continuing strong consumer confidence. B.C. residential sales volume on the Multiple Listing Service® (MLS®) reached $3.21 billion in November, a 26.4% increase compared to the same month last year.
The number of residential units sold climbed 11.9% to 7,088, with the average price reaching $452,755, a 12.9% increase compared to November of last year.
Greater Vancouver: The number of residential units sold in November reached 2,952, an increase of 22.2% compared to the same month last year, while dollar volumes climbed 35.8% to $1.7 billion.
The average price reached $577,219 this month, an increase of 11.2% compared to November of last year.
Fraser Valley: The number of units sold in November increased 12.3% compared to the same month last year with 1,249 units sold.
Dollar volumes increased 12.5% to $509 million, while the average price remained virtually unchanged compared to November of last year at $407,994.
Chilliwack: November sales declined 1.5% to 196 units, while dollar volumes reached $60 million, a 10.7% increase compared to the same month last year. Despite affordability concerns, the average price continued to climb in November reaching $307,261, a 12.4% increase compared to November of last year.
Victoria: Sales in November reached 591 units, a 7.7% increase compared to the same month last year.
Dollar volumes increased 14.8% to $289 million, while the average price hit $489,288, a 6.7% increase compared to November of last year.
Vancouver Island: The number of residential units sold in November reached 604, a modest 3.4% increase compared to the same month last year.
Dollar volumes however increased 17.9% reaching $191 million, while the average price rose 14% to $315,468.
Okanagan (including South Okanagan): The Okanagan and South Okanagan markets recorded 645 units sold in November, a decrease of 6.25% compared to November of last year, while dollar volumes increased 17.6% to $248 million.
Kamloops: Dollar volumes climbed 19.2% compared to the same month last year reaching $64 million in November.
Sales dropped 10.2% with 211 units sold, while the average price jumped 32.8% compared to the same month last year reaching $304,216.
BC Northern: Residential sales remained soft in November declining 15.7% compared to November of last year with 344 units sold. Dollar volumes also declined 2.1% to $68 million, while the average price recorded a solid 16.1% increase reaching $200,050.
Kootenay: The Kootenay market once again recorded extremely strong sales this month. The number of residential units sold reached 234, a 134% increase compared to the same month last year. Dollar volumes also increased 190.7% reaching $62 million, while the average price jumped 24.2% compared to November of last year hitting $264,275. |
